Step 1: Find Your Agent

The first and most important step when preparing to sell your home is carefully selecting a Realtor to represent you and your best interests. You will work together very closely, choose wisely! 

Step 2: Home Valuation + Develop The Game Plan

Determining the accurate market value of your home is crucial to it's success on the market along with a strategic plan to time your listing, market, and find the ideal buyer all at the highest price. 

Step 3: Preparing Your Home.

Before going on market there are typically items we want to take care of to prepare the home. This includes decluttering, touch ups, making repairs or completely outstanding maintenance, etc. This step will depend on the property!

Step 4: Listing Day.

The first big day is here! We will have planned the timing of listing your home on market on this day and will have coordinated other marketing efforts along side. The public will begin seeing your home and interested buyers are going to book showings. 

Step 5: Offers

We will have discussed average days on market, this should line up to the approximate timing that we receive an offer or multiple depending on current demand. We'll review the offer together and can counter the buyer on pricing, terms, etc if necessary. Once details are ironed out completely, both parties sign the agreement and enter the pending stage. 

Step 6: Pending

The pending stage is the timeframe that the buyer will work to satisfy their conditions (home inspection, financing, condo doc review if applicable, etc). Once the buyer is satisfied with their diligence, conditions are waived, and your home is considered sold! 

Step 7: SOLD

Your home is now considered sold! Closing day awaits. In the meantime, you will meet with a real estate lawyer to handle final paperwork and complete other closing related tasks to ensure the final big day goes smoothly.
