Your buying journey will be one of the most memorable and exciting times in your life...  it should be! My passion is to help create a smooth experience for you from start to finish and years afterwards allowing you to enjoy the process.

Step 1: Get in touch with your Realtor of choice.

In my opinion, it's best to get in touch with a trusted Realtor first. They will be able to connect you to give you an overview of the process ahead and guide you through each step. Including connecting you with a reputable Mortgage Broker tailored to your needs. 

Step 2: Secure Your Mortgage Pre-Approval.

The most important step before viewings and purchasing of anykind can happen! 🤓 You will work with your mortgage broker to obtain a pre-approval outlining the budget we're working with, along with terms, downpayment requirements, conditions, etc. 

Step 3: Let the searching begin!

Now that your Pre-Approval is secured we can begin the search! We will utilize an online search tool to help us stay informed on all properties matching your criteria along with viewing homes in-person. 

Step 4: Find the one. Prepare Offer. Negotiate.

After searching through options, you've found the right one that you can envision yourself living in. It's time to review property details, complete purchase document, and submit it to the seller. Negotiations on price, terms, etc are ironed out until both sides agree. 

Step 5: Your Pending Period

Pending means your offer was accepted by the seller of the property! From here we will tackle your buyer's conditions, most often a Home Inspection, Financing, and potentially others depending on the property/your situation. There is a set timeframe allotted to complete this necessary due diligence. 

Step 6: SOLD FIRM

You've completed your conditions and are satisfied with moving ahead with the home! Conditions listed in the offer are waived which marks the home as sold or "sold firm". From here the countdown begins to your set closing day. 

Step 7: CLOSING DAY

Closing Day is here! You've completed the essential steps leading up to this day and are full of excitement, we coordinate to ensure a smooth closing day and access to your keys. Congrats!

I'm ready to buy a home, where do I start?

That’s super exciting! The first step is to reach out to a Realtor you know and trust or a mortgage broker. These professionals will be able to guide you from there.

What is a Mortgage Pre-Approval?

Simply. It’s the process of qualifying for a mortgage with a bank or other lender. Your income, debt, assets, and other info will be used to determine the amount a bank will give you to buy a home. It’s the most important step before shopping for homes as you'll know your comfortable budget. 

How long will it take me to find a home?

On average, it can take between 1-3 months to find a home and work through the process. It  can be longer or sooner heavily depending on your situation, timeframe, and the property you’re looking for!

As a buyer, do i have to pay realtor fees?

In most purchases, the buyer does not have to pay Realtor fees. The agent commissions for your purchase are typically paid out by the seller at the end of the closing process. 

Why should I buy a property in edmonton?

This may be a little bias because I've lived in Edmonton my whole life... however word has spread about the draws of living here. I'll keep it to my top three for this section: 

1.) Affordability - compared to other major cities in Canada, Edmonton still remains one of the most affordable places to buy a home, live, while offering diverse amenities and services. 

2.) Job Market - Alberta is known widely as an Oil Sector, Edmonton is home to many working in the field but many other big sectors are based here such as Tech, Finance, Education, Heathcare, etc. Even if these aren't your fields, there are many other options.

3.) Lifestyle - Others may disagree because of our weather but Edmonton offers a wide variety of events, festivals, sports, concerts, restaurants and more which create a great atmosphere. Let's not forget watching the Edmonton Oilers at Roger's Place!
