Can you use a Realtor when buying a brand new home?

The answer is… Yes!

Most people assume they need to go directly to a sales rep at a show home but in reality you can have your own agent representing you with the process and throughout negotiations to ensure your needs are fully accounted for.

  • That’s super exciting! The first step is to reach out to a Realtor you know and trust or a mortgage broker. These professionals will be able to guide you from there.

  • Simply. It’s the process of qualifying for a mortgage with a bank or other lender. Your income, debt, assets, and other info will be used to determine the amount a bank will give you to buy a home. It’s the most important step before shopping for homes.

  • In almost every purchase, the buyer does not have to pay Realtor fees. The commissions for the sale are paid out by the seller.

  • 5% of the purchase price for first homes or if you’re buying your next primary home. (If the price is above 500k, the portion above will have 10% applied)

    20% of the purchase price for investment properties or a home that is not your main residence.

  • You power team usually includes:

    • Realtor

    • Mortgage Broker

    • Home Inspector

    • Real Estate Lawyer

    • Condo Document Reviewer (if condo)

  • On average it can be 1-3 months but it really depends on your situation, timeframe, and the property you’re looking for!

First Home Savings Account (FHSA)

Currently the best registered account to save for your downpayment.

First time buyers can take advantage of tax benefits and flexibility with this account. You’re allowed up to 40k in total contributions however the yearly contribution room is a max of $8,000 and only starts accumulating after the account is opened. It’s can be a good idea to open the account to start the accumulation!
